The average price of a home in Saskatoon has dropped off four per cent from a year ago. The Saskatoon Region Association of Realtors says the average price right now is $332,700. It was about $347 thousand a year ago and about $352 thousand in 2016. The association cautions, however, that the average price can be misleading and is easily skewed. It says a better indicator is the Home Price Index. The index establishes attributes for a typical single family home with a base value in 2005. The value for the typical single family home in 2005 was $140,400. It peaked in 2015 at $329, 500. Currently the value is $312,200. Active listings have dropped off seven percent from a year ago. Association CEO Jason Yochim says, “Currently we are in a buyers’ market with elevated levels of inventory and downward trending prices for most properties.”
